Notice of Foreclosure by Advertisement.

Notice is given under MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the Circuit Court in Houghton County, in the City of Houghton, State of Michigan, starting promptly at 11:00 am, Eastern Time, on June 5, 2025. The amount due on the mortgage may be greater on the day of sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information.

Default having been made in the terms and conditions of a certain mortgage made by James A. Kunishige and Kelly Kunishige [“Mortgagor”], to Superior National Bank f/k/a Superior National Bank & Trust Company, [“Mortgagee”], dated October 20, 2020, and recorded on November 2, 2020, at 2020R-06181, in the Houghton County Register of Deeds, and on which mortgage there is claimed to be due, at the date of this Notice, the sum of SIXTY-SIX THOUSAND SIX HUNDRED AND NINETY DOLLARS AND 75/100 ($66,690.75).

The mortgaged premises, 17064 Atlantic Ave., Atlantic Mine, Michigan 49905 is located in the Township of Adams, Houghton County and State of Michigan described as follows:

Lot 223 of the Assessor’s Plat of Atlantic Mine No. 3, Adams Township, Houghton County, Michigan, according to the recorded plat thereof, said plat being recorded in Plat Cabinet 3, Folio #205-207, Houghton County Records.

Bidders shall be prepared as a condition for the acceptance of any bid to tender cash or certified check therefor.

The redemption period shall be six (6) months from the date of such sale, unless the property is determined to be abandoned under MCL 600.3241a, in which case the redemption period shall be thirty (30) days from the date of such sale, or fifteen (15) days from the date the notice required by MCL 600.3241a(b) was posted and mailed, or unless under MCL 600.3240(11), prior to the foreclosure sale, the borrower follows procedure set forth in that section to establish the presumption that the property is used for agricultural purposes, in which case the redemption period shall be one (1) year from the date of the sale. During the period of redemption following such sale, under MCL 600.3278, the Mortgagor will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the Mortgagee for damaging the property during the redemption period.
